Exclusive Waldron Bay Market Report: Is It Time to Cash In?

There are so many water-access communities in the Lakes Region to consider when looking for an ideal location for four seasons of enjoyment.  So many times, customers of ours are focused on Lake Winnipesaukee because of its reputation of being the most well-known lake. However, in recent years, we have been finding more and more families opting to find lakefront residences and water-access homes on some of the smaller and quieter lakes. Many of our customers have expressed a strong interest in Lake Winnisquam because of its central location and its strong reputation of being a high quality lake. On the North Western shores of Lake Winnisquam, there is an amazing four-season community that offers many recreational opportunities for families to enjoy, with expansive conservation land surrounding the community. Waldron Bay, on Lake Winnisquam, is one of the largest water-access communities on New Hampshire’s 4th largest lake. The community includes an immense 3,482 feet of pristine shorefront, with 344 acres of land, of which approximately 170 acres are dedicated to wooded conservation lands, bordering the 1-10 acre homesites of Waldron Bay.

Waldron Bay is sort of a hidden secret compared to other lake-access communities that have stronger road visibility. It is one of the lowest-density communities in the Lakes Region. The community is located in the scenic resort town of Meredith and is very accessible from Interstate 93. As you enter the community, you will find a delightful mix of water-access homes, as well as individual waterfront homes. The community features one of the best natural sandy beaches in the Lakes Region for all residents to enjoy. At the beach, there is a wonderful community beach pavilion clubhouse overlooking the shoreline. The clubhouse has many attractive features for the community, which include a a massive floor-ceiling stone fireplace, vaulted wood ceilings, fir flooring, restrooms, changing areas, a kitchen, and much more. In addition to the expansive sandy beach, the community also offers a variety of amenities, including 21 individual boat slips along the shoreline, a tennis court, canoe/ kayak windsurfer racks, paved roads, and underground utilities. A wide selection of individual home styles and floor plans have been created with many substantial architecturally designed homes, within this private community. Many of the properties offer panoramic views overlooking the lake towards Gunstock Ski Resort.

Lake Winnisquam is such a huge asset, with a surface area of 4,214 acres. The maximum length is 10.5 miles, the maximum width is 1.5 miles, the maximum depth is 173 feet, the average depth is 52 feet, and 28.2 miles of shoreline. There are 5 islands, including two lake basins, which are divided by Mosquito Bridge. The distance around the lake is 34 miles. The lake contains approximately 69 billion gallons of water. It is also 482 feet above sea level.

2025: There is currently one active listing in Waldron Bay, 48 Swain Road, Meredith. It is a 3-bedroom, 2-bath home with 1,599 square feet on 1.75 acres, and the listing price is $635,000.

Like so many boy’s and girl’s camps in New Hampshire’s Lakes Region, Camp Waldron operated successfully for many years, offering the camp members great memories that last a lifetime. It is pretty amazing to see how the former camp has morphed into today’s Waldron Bay on Lake Winnisquam.
