When you compare the waterfront sales activity on the 8 lakes above, there is a considerable drop in the number of closed sales year-to-date compared to 2024 for the same period. It’s discouraging to know that on 5 out of the 8 lakes reviewed, there were no sales to date in 2025. These lakes include:
Newfound Lake
Squam Lake
Merrymeeting Lake
Lake Kanasatka
Lake Opechee
It will be interesting to see how the second half of the year plays out. We all know we’ve experienced:
Major tariff concerns
Ongoing global conflicts
Inventory shortages
Pricing challenges
Interest rates
Looking at the current inventory for sale on Lake Winnipesaukee:
41 active single-family listings
5 are island properties
Lowest-priced properties: $699,000 (Sleeper Island and Rattlesnake Island)
Highest-priced property: $10,950,000 at 20 Wyman Drive, Wolfeboro
