Most of the leaves have fallen, and political signs are disappearing in the Lakes Region. The weather has been exceptional this fall, and it looks like it will continue into Veterans Day weekend. November 11th, we honor America’s veterans for their patriotism, love of country, and willingness to serve and sacrifice for the common good.
I researched 10 major lakes in the Lakes Region to see how sales during the first 10 months of the year compared to the same 10-month period in 2023, and here are the results:
Waterfront home sales - Lake Winnipesaukee: including island properties
10 months 2024: There were 76 waterfront homes sold, 1 more than in 2023. The median sales price was $1,800,000 (a 16.3% decrease from 2023). The median days market was 14 days. The lowest price was on Rattlesnake Island in Alton at $387,000 for a 502 sq ft seasonal cottage on .78 acres. The highest price was $7,050,000 in Gilford for a 4,444 sq ft home on .97 acres on Governors Island. Total sales volume was $180,508,490 (a 20.4% decrease from 2023).
Waterfront home sales - Lake Winnisquam
10 months 2024: There were 14 waterfront homes sold (a 42.9% increase over 2023). The median sales price was $1,412,500 (a 13.7% decrease from 2023). The median days on market was 21 days. The lowest price was $360,000 in Belmont. The highest price was $3,600,000 for a 4,457 sq ft home in Meredith on .55 acres. Total sales volume was $21,559,000 (a 60.3% increase over 2023).
Waterfront home sales – Newfound Lake
10 months 2024: There were 5 waterfront homes sold (a 50% decrease from 2023). The median sales price was $1,400,000. The median days on market was 14 days. The lowest price was $425,000 for a 1,492 sq ft cottage in Hebron on .41 acres. The highest price was $4,775,000 for a 4,374 sq ft home in Hebron on 2.06 acres. Total sales volume was $10,525,000 (a 60% decrease from 2023).
Waterfront home sales – Squam Lake
10 months 2024: There were 5 waterfront homes sold (the same number as in 2023). The median sales price was $3,920,000 (a 28.7% decrease from 2023). The median days on market was 63 days. The lowest sales price was $1,450,000 for a 1,819 sq ft home on 1.6 acres in Holderness. The highest price was $5,900,000 for a 4,134 sq ft home on 4.3 acres in Holderness. Total sales volume was $19,544,126 (a 35.2% decrease from 2023).
Waterfront home sales – Lake Waukewan
10 months 2024: There were 5 waterfront homes sold (one more than in 2023). The median sales price was $1,280,000 (a 20.5% increase from 2023). The median days on market was 23 days. The lowest sales price was $749,000. The highest price was $2,115,000. Total sales volume was $6,426,000 (a 64.8% increase from 2023).
Waterfront home sales – Merrymeeting Lake
10 months 2024: There were 5 waterfront homes sold (the same as in 2023). The median sales price was $1,600,000 (a 35.8% increase from 2023). The median days on the market was 4 days. The lowest sales price was $861,000. The highest price was $2,975,000. Total sales volume was $7,936,000 (a 55.9% increase from 2023).
Waterfront home sales – Lake Ossipee
10 months 2024: There were 8 waterfront homes sold (a 20% decrease from 2023). The median sales price was $1,321,250 (a 12.7% decrease from 2023). The median days on market was 5 days. The lowest sales price was $830,000. The highest price was $4,195,000. Total sales volume was $13,337,500 (a 10.8% decrease from 2023).
Waterfront home sales – Lake Opechee
10 months 2024: There were 2 waterfront homes sold (only 1 more than 2023). The median sales price was $1,283,500 (a 65.5% increase from 2023). The median days on market was 5 days. The lowest sales price was $1,162,000. The highest price was $1,405,000. Total sales volume was $2,567,000 (a 23% increase from 2023).
Waterfront home sales – Lake Kanasatka
10 months 2024: There were 2 waterfront homes sold (only 1 less than 2023). The median sales price was $690,000 (a 24.3% decrease from 2023). The median days on the market was 4 days. The lowest sales price was $555,000. The highest price was $825,000. Total sales volume was $1,380,000 (a 45.4% decrease from 2023).
Waterfront home sales – Lake Wentworth
10 months 2024: There were 2 waterfront homes sold (a 50% decrease from 2023). The median sales price was $2,045,000 (a 24.7% increase from 2023). The median days on the market was 4 days. The lowest sales price was $1,905,000. The highest price was $2,185,000. Total sales volume was $4,090,000 (a 34.3% decrease from 2023).
The above results are self-explanatory: the increases and decreases vary from lake to lake. Now that the election is over, and the Federal Reserve made another cut in the interest rate on Thursday, we will see how the rest of the year and looking ahead to 2025 plays out.
