It’s been one of those winters, or should I say lack of winters, that we might want to forget—a little bit of snow followed by rain with unseasonable temperatures. However, with the passing of each season, we can look forward to the next one. The official first day of spring is right around the corner on March 20th, and Daylight Savings Time starts this weekend on Sunday, March 10th.
In any case, it’s a time to celebrate. Having an extra hour in the evenings is nice to take a long walk, jog, or jump on a bike. Spring skiing is the best with late afternoon sun and corn snow that cuts like butter. Spring always brings new beginnings, milder temperatures, and flowers that bloom. It’s also a time when many animals come out of winter hibernation, so it’s a time to keep an eye on your bird feeders.
I’ve pulled up 7 towns surrounding Lake Winnipesaukee to give you an idea of how real estate sales are looking for the first two months of the year compared to the first two months of 2023 as follows:
2024: 7 listings closed with a median selling price of $475,000. Prices ranged from $319,000-$789,000. Listings were on the market for a median of 28 days.
2023: 5 listings closed with a median selling price of $680,000. Prices ranged from $282,500-$2,400,000. Listings were on the market for a median of 44 days.
In 2024, one waterfront property sold for $1,525,000 on Mark Island. During this period in 2023, no waterfront properties were sold.
2024: 9 listings closed with a median selling price of $575,000. Prices ranged from $110,000-$815,000. Listings were on the market for an average of 39 days and a median of 15 days.
2023: 8 listings closed with a median selling price of $427,000. Prices ranged from $155,000-$1,865,000. Listings were on the market for a median of 23 days.
In 2024, 4 waterfront properties sold with a median selling price of $1,712,500. Prices ranged from $1,490,000-$3,600,000. Listings were on the market for a median of 60 days.
During this period in 2023, no waterfront properties were sold.
2024: 16 listings closed with a median selling price of $340,000. Prices ranged from $250,000-$849,900. Listings were on the market for an average of 29 days and a median of 26 days.
2023: 14 listings closed with a median selling price of $282,500. Prices ranged from $185,000-$750,000. Listings were on the market for an average of 60 days and a median of 13 days.
During this period in 2024 and 2023, no waterfront properties were sold.
2024: 10 listings closed with a median selling price of $394,000. Prices ranged from $135,000-$1,200,000. Listings were on the market for a median of 29 days.
2023: 3 listings closed with a median selling price of $405,000. Prices ranged from $68,500-$430,000. Listings were on the market for a median of 61 days.
During this period in 2024 and 2023, no waterfront properties were sold.
2024: 6 listings closed with a median selling price of $552,500. Prices ranged from $420,000-$625,000. Listings were on the market for a median of 67 days.
2023: 7 listings closed with a median selling price of $450,000. Prices ranged from $315,000-$739,000. Listings were on the market for a median of 10 days.
In 2024, 4 waterfront properties sold with a median selling price of $2,284,500. Prices ranged from $1,800,000-$6,300,000. Listings were on the market for a median of 16 days.
In 2023, 2 waterfront properties sold with a median selling price of $4,187,500. Prices ranged from $4,175,000-$4,200,000. Listings were on the market for a median of 89 days.
2024: 9 listings closed with a median selling price of $595,000. Prices ranged from $300,000-$724,900. Listings were on the market for a median of 83 days.
2023: 7 listings closed with a median selling price of $350,000. Prices ranged from $285,000-$525,000. Listings were on the market for a median of 11 days.
During this period in 2024, no waterfront properties were sold. In 2023, one waterfront property was sold on Whitegate Road for $4,600,000.
2024: 6 listings closed with a median selling price of $439,450. Prices ranged from $279,900-$669,900. Listings were on the market for a median of 35 days.
2023: During this period, in 2023, no single-family properties were sold.
During this period in 2024 and 2023, no waterfront properties were sold.
The results for the first two months of 2024 show increased single-family home sales in units in 6 of the 7 towns selected. It reflected sales price increases in 4 out of the 7 towns. Now that spring has arrived let’s crank up the volume and begin to see some new real estate listings pop up just like daffodils in the spring.
