The weather is getting warmer, the “Big Lake” is thawing out and the real estate market is picking up in New Hampshire’s Lakes Region. Here are some interesting waterfront statistics for closed sales on Lake Winnipesaukee for all towns covering the period of 1/1/19-4/23/19 as well as comparing these numbers to 1/1/18-4/23/18.
The results thus far for almost a third of the year are very encouraging. Unit sales are up significantly as well as the average selling price. Even more interesting is the huge increase in sales over $2 million.
Here is the comparison:
In 2019 there were 28 waterfront closing to date compared to 16 closing last year for the same period resulting in a 75% increase.
In 2019 there were 10 sales over $2 million compared to 2 sales over $2 million for the same period in 2018 resulting in a 400% increase.
The highest sale in 2019 so far is $7,750,000 and the second highest is $5,600,000 were as in 2018 for the same period the highest sale was $2,500,000 and the second highest sale was $2,150,000.
For 2019 the average sales price came in at $1,703,482 were as in 2018 for the same period the average sales price came in at $1,097,083 resulting in a 55.27% increase.
This is very good news year to date when you consider that other markets around the county are seeing some mixed results.
