BETHLEHEM, NH — Roche Realty Group announced the successful closing of a significant legacy-property transaction in Bethlehem, New Hampshire, with the purchase of the historic Adair Estate at 80 Guider Lane. The property closed on February 20, 2026, for $2,150,000. Roche Realty Group agents Denise Morrison and Chris Roche represented the buyer, and the property was listed by Keegan Rice of Badger Peabody & Smith Realty.
Built in 1927, the three-story Georgian Revival residence began as a private family estate and later evolved into a renowned country inn, an arc that has made Adair part of the White Mountains’ hospitality story for decades. The property’s historical documentation states it was built by Attorney Frank J. Hogan as a wedding gift for his daughter Dorothy Adair and her husband.
