All of us have celebrated New Year’s Eve as we look forward to a prosperous and healthy New Year in 2026. I always look forward to this time of year. As we enjoy the festivities of the holidays and look forward to what lies ahead, it’s also good to look back and celebrate what we experienced during 2025.
I’m happy to report that our real estate experience during 2025 was very positive in the Lakes Region. At the beginning of the year, I had my concerns, however as the year progressed, the winds of the markets gently increased and the Lakes Region market ended the year on a very positive note, improving over the year 2024.

2025 Market Performance Summary
You can see from the above, sales results were very favorable for 2025. Individual unit sales increased in almost all categories. Median sales prices, likewise, increased in the majority of categories and days on market had a slight increase, however they remained at consistently low levels.
It’s interesting to see the median sales price for single family homes in Belknap County was $520,000, in Carroll County it was $507,500, and in Grafton County it was $462,500.
For condos, it was $441,000 in Belknap County, $405,000 in Carroll County, and $395,000 in Grafton County.
Lake Winnipesaukee experienced an increase in sales this year with a median sales price of $2,750,000 with sales prices ranging from $665,000 to $8,100,000.
Lake Winnisquam produced a median sales price of $1,500,000, Newfound Lake ended up with a median sales price of $1,127,500 and Squam Lake’s median sales price was a whopping $5,900,000 for only 5 sales.
Looking Ahead: The New Hampshire Real Estate Market
I remember reporting back in July that the New Hampshire real estate market had experienced 65 consecutive months of monthly price increases compared to the same month of the previous year. Yes, New Hampshire has been on a roll and so has the Lakes Region.
We do have some serious affordability issues that everyone is concerned about and of the biggest challenges facing the Lakes Region today is finding a balance between development and conservation. The Lakes Region’s charm lies in its natural beauty and its small town atmosphere – qualities that are threatened if development is not thoughtfully managed.
