New Hampshire Waterfront Properties

Why Buy a Waterfront Property in NH?

Lakefront properties may be more expensive than other real estate in the Lakes Region, but they can also be a fantastic investment. If you make it your primary home, living in a waterfront property will feel like you’re on a holiday every day. You will wake up to stunning views of glistening waters and endless opportunities for boating, kayaking, paddleboarding and other activities right from your doorstep! Those who want to rent out their properties may generate more income because many tourists prefer waterfront homes. If you’re purchasing a home with the intent of earning rental income or finding a place to vacation, relocate, or retire, a property on the waterfront is an excellent choice.

What Property Owners Should Know About NH's Shoreland Rules

In New Hampshire, shorelands are protected under the Shoreland Water Quality Protection Act. The act regulates any new development or renovation of existing structures within 250 feet of public waters. Public waters include lakes, ponds, and impoundments over 10 acres, year-round flowing streams and rivers of fourth order or higher, designated rivers and river segments, and coastal waters (including tidal waters, marshes, rivers, and estuaries).

All property owners should be aware that they must obtain a permit for any construction near the water, as there are regulations in place for vegetation removal, excavation, fill, and development. DES has an interactive tool on their website to help you determine if a shoreland permit is required for a project: https://www.surveymonkey.com/r/shoreland
